A smallish starter house where you can add a family room playroom can be a real advantage in a market where a young couple needs the space...make sure you don't skimp on vapor barriers

A tenant called me this morning and said that bugs are crawling through her ceiling light fixture and falling onto her bed. 

Well, beginning of this month we are starting into 5 months of her being there.

Now regarding Susan's role: she does not represent the seller simply by working for the same brokerage as the listing agent, but it seems you view her being in the same brokerage as a potential conflict of interest.

I would recommend dimpled polyethylene with taped seams and edges on top of the existing slab acting as a vapor barrier.

did you need to place any type of vapor barrier in the tile before adding the LVT.

Let her be pissed.she even said she doesnt care if the house will go foreclosure she wont pay $1000 security deposit.

However, I am not as concerned with crime or the quality of tenants (to a degree) at this time, as I am with ensuring the property is up to code and isn't going to land me in some kind of hot water with the municipality (particularly as the area transitions through the Target Neighborhood Plan).Just received the report back on a property I am pursuing, and would like to know potential shortfalls of some of these items that may or may not be a big deal.  1980s era build with the following items of interest:- Lacking 1A10-BC extinguishers, water heaters lacking drip tubes and seismic straps, windows blocked by stored items preventing egress, common area doors not self-closing or fire rated, cleaning/sealing water staining in various areas, other key areas with wood rot/staining as viewed from crawl space, roof missing some shingles (age unknown), birds in attic (missing some grates), vapor barrier to thin/missing in crawl space, exterior damp proofing damaged. 

That's great advice, we plan on really highlighting her being able to stay when we present the offer to her today.
