An agent told me that 9/10 transactions they handle are cash and not financed - so i think in this particular submarket going in with financing really weakens you.  

In my opinion, it is better to get a property rented quickly (even if it means reduced rent) than it is to get it rented for the highest amount possible. 

This reduces your housing payment and helps you build equity. 

Last I heard, they were planning to expand - as far as I can tell they cannot handle their current workload.The tenant can complain about a problem for months before it is fixed.

Save your money, buy some index funds, reduce your expenses (e.g cut out any unnecessary expenses Netflix, going out, expensive purchases, find a cheaper apartment if your rent is high). 

We had good capital gains on our first new property so we were able to inject that in our current primary residence reducing mortgage amount.
