Well, Oregon can feel like an entirely different ball game.. especially if you’re used to simpler markets like Arizona or Texas.

We've had this note in our portfolio for about 5 years which was sub-performing at best when we bought it, got it back re-performing again and been paying like clockwork since. 

It’s about knowing how to position yourself in markets where demand remains resilient, even when global STR margins are tightening.So yes, I completely agree that the game has changed, but for those willing to tackle the “hard stuff” in overlooked international markets, the opportunity to combine cash flow with long-term appreciation is very much alive.

That’s how I’ve grown my portfolio of SFR without using hardly any of my own money.

Growing a portfolio by X doors per year isn't always a good strategy.

Now I have sold Smokies properties in the past to 1031 into other investment properties to diversify my portfolio and some are selling for other "better for them investments". 

Many sellers will not accept this since they are in second position, and it is very risky since if you default (higher probability for investors with no money and/or no skin in the game), they will most likely be wiped out during a foreclosure.

They wouldn't have any skin in the game and could just walk away and leave you high and dry if things go wrong with the property.
