I think your fundamental problem is that people who are going to sell 2 standard deviations below market price aren’t on mls.

If a veteran with eligibility assumes a VA loan it can be done so it doesn't impact the selling veteran's entitlement for future use.

Compare that to Providence, with 5500 hotel rooms, 1700 of which are within walking distance of their arena.This has a direct impact on the City not being eligible to host NCAA and major conference sporting events.The data in this article is mind-boggling.
