HELOC"s were called or frozen no matter of valuations.. lenders removed NON owner occ product from the shelf.. for 2 to 3 years at least for borrowers who were not the top 2% in income in the US>  private money HML kept going as a new crop came up.. the older crop had defaults all over the place and many failed along with their borrowers.

I know I need to make a move but have been frozen for a year trying to decide.

Calling all investors with experience in single family homes with frozen pipes/freeze damage!

I'm really lucky there were no frozen pipes, and water damage as a result of that.  

Add electric baseboard heaters to each unit with thermostats in each unit that they can control.Keep the house heater set to the minimum 60 degrees to prevent frozen pipes, and lock the thermostat.

Total charge paid for changing the AC filter was $239 ($89 trip fee + 2 hrs labor @ $75 per hour) which I reimbursed to the tenants.Please note a Frozen AC unit once thawed will start to work again until it goes through a state that would cause it to freeze again.Three weeks later, the AC froze up for the 2nd time and my tenant said that we can call the same company again as it has been less than a month and the same issue has reoccurred.
