I have bought a property that was in a blanket loan type structure, closing was delayed because the lender and seller couldn't agree on how much should be given to the seller in cash and how much should go to pay down the note.I have since drifted away from looking at the blanket loans to the cross-collateralized options and heloc's.  

The rate probably floats with the prime rate.  

Since we are taking ZERO out of the real estate biz we should be a wet dream for this kind of product.Challenge:  I have floated this desire out to the universe so far and I've been hit below the belt numerous times!  

This method makes sure that the project stays funded and that we aren't floating a loan to the customer. 

Do they know what they want/need in terms of scope of work and do they have the resources to actually fund that.It's a long list, but I think you get my drift.

If felt were under it, the rubber would just be floating so to speak. 

I think the rate thing is overblown, though, as these are all short-term floats (hopefully).  

First bank of owasso does longer term loans with floating rates vs the typical 20 year amm with 5 year baloon.  

I just put down new bamboo floors that click (Floating floor) and if there was not enough room on the edges of the room for the floor to expand and contract then it makes the floor buckle like that.

So Im not catching the drift on the local thing.
