A 'good PM' fits the definition of an oxymoron, at least in this area. 

For example, you go to a high property tax state like Texas and you may find a property that appears to fit the 1% rule but once you factor in the $500/month property taxes and $100/month insurance your potential cash flow has gone up in smoke.

Property Value: Some of those Detroit SFR values look really good and will be a great fit for most programs with a minimum property value of $100k.

They understood that if it fits that buy box.....I buy it.

Folks will generally have a fantastic rental strategy but they don't fit the lense of regular guidelines.

Never a one size fits all solution to an asset protection strategy.  

Looks like you fit the 1% rule but you would still want to look at comps in the area.
