@Cody FurryOk, there are a few issues here to unpack.1) In the Realtor contract there are probably damages owed to Realtor if you don't terminate the contract in a particular fashion.2) Do you understand that in the seller financing component, YOU are the bank, so they are financing the other $30k with you assuming that they assume the VA loan.

The advantage to a 3/2 or smaller is that it will appeal to a lot of midterm rental demographics (remote workers, divorces, people building new properties, etc.) and the American family is shrinking (fewer and fewer people need a large home), so if you want to stay rented in the midterm space, a 3/2 or smaller is best.However, appreciation is a different conversation for a different day....

I can't imagine why anyone would use AirDna as their only tool, unless it's just a quick look for a broader analysis.....I would recommend doing it the old fashioned way to make sure....

Just a simple math:Let's say I buy a home for a million dollars, with 20% down and 30-year term    interest rate = 5%     +    property tax = 1%    +    maintenance = 1%    -------------------------------------------------    = Total 7% annual costs of owning a house Now, during the 30 years of owning the house    Average homes in American appreciate 5% annually     -     Inflation runs 3% annually    ----------------------------------------------------------    = 2% gain annuallyThose are just rough numbers.
