The repercussion of failing to execute a 1031 exchange far exceed the savings you get from negotiating down the agent commission.

I started trying to flip homes in NY, then flip out of state, then buy tax deeds in Philly and all 3 of those I failed at.

For some reason they called back the inspectors even though they had not finished all the recommended repairs.. so we failed a second time.

If you can keep your home data up to date and make the site user friendly your already off to a good start.Just do not become a lead generating platform when you do that you end up with a higher percentage of users who fail to return. 

Do you have to say that your analysis of house hacking fails to consider where you become a tenant in one of the units that has additional units that you rent to other occupants?

That chip on your shoulder, against anyone succeeding where you've failed, is blatantly obvious. 

i get one of those mechanical lock boxes from masterlock and mount it to a post or the deck, in the event that the smartlock fails i can get them a phsyical key from the lockbox by giving them that code.

If all of that fails, you might have to go down to probate records at the courthouse to get the info.
