helloi'm also learning in this area but i know warm market is a source of private lenders.I havent heard of REI meetups in my area (Zimbabwe) but possibly next door in South Africa.Asking for referrals, from acquaintances also may connect us with likely sources of private moneyI've been thinking the owner of the property may be a source of money to facilitate the deal closing (seller financing at low interest rates), right?

Since the classification of “like-kind” property is so broad, the 1031 rule is a powerful tool to diversify your portfolio while deferring tax payments.By not paying taxes at the time of sale in exchange, investors have a lot more capital to work with and can bid for higher-value properties through an exchange facilitator.

To be honest, I likely won't facilitate this project, but am using it as a tool to learn for future opportunities.- Let's assume the lot is already vacant and has already been purchased utilizing a lot/land loan. - The goal is an 18 month loan to complete phase 1 below.
