How do you know if your are being taken advantage by a PM if you have no idea what it costs to repair a broken water pipe or rotten deck railing.Investors that never take the time to hands on manage their first few properties are 100% at the mercy of a stranger.

If they start a fire or break a pipe then you would likely have coverage (review your policy for specifics) but if they are simply negligent or messy then you will have to pay out of pocket.

If you don't have a timeline thats FORCING you to sell then exhaust every option you have.  

This one will get a full cosmetic rehab including tearing down interior walls, adding an additional bedroom within the existing living space, re-piping with pex, new roof, HVAC, and exterior stucco.

Department of Education “have forced us to cease” operations.ITT was hit hard Aug. 25 by the education department’s mandate, which was made after ITT fell out of compliance with its accreditor’s standards and “put its students and millions of dollars in taxpayer-funded federal student aid at risk,” the department said.ITT last year received 79 percent of its cash receipts from the federal student loan program.The department also placed several other sanctions on ITT, including a freeze on executive compensation and an order that it increase its surety funds from $94.4 million to $247.3 million within the next 30 days.The company said Tuesday that it “exhausted the exploration of alternatives,” which included transferring the schools to a non-profit or public institution."

Plus they are getting into extremely detailed questions like what type of piping, electrical, etc.... 

Get rid of all the old wire and pipes with cheap demo labor.

We also have galvanized piping that didn't supply reasonable water pressure because of internal corrosion build-up, so we're replacing that too.

Roof is alright for now, but it needs many of the other major updates like siding, multiple heating units, pex piping throughout and many other areas.
