if you think this person would benefit and be truly grateful . then it could be a feel good thing for you. and a form of charity.And of course it depends on your market your working in.... most of the mid west markets have lots of opportunities like this... were as out here in our market its far more competitive for deals they are far and few between or as stated highly competitive so .. once you actually get one in contract you pretty keen on closing.
