We all make our money on the buy...In my post I was noting that you can find good properties in bad areas, making the distinction that not all buildings and tenants are bad in run down areas.

These are still valid arrangements.The quoted part above is in reference to a contract for deed, not a Sub-2.Not speaking of politics as an opinion of one side or another, but your local political flavor absolutely influences the way the bench leans in any area, meaning that in very pro business areas that favor landlords for example, a deed in lieu of foreclosure will be looked upon through those glasses.

I think Joe is really in the insurance department of an institution that buys paper, at best, just my guess as we will never really know, what we do know is the lack of attention to details, but, in time, he does grow on you and certainly adds flavor to any note discussion.

The Phila Dept of Revenue will be looking to collect two distinct taxes - basically gross receipts tax and net profits tax from the CAL account number (usually the owner).
