I do plan on getting into land one day, just have to get a little further in my career first.

I'm struggling to generate extra lead flow from builders, mostly because it's so difficult to identify folks that are doing ground up, business purpose construction. 

However, if I tried to sell this note, I might have a difficult time doing so because there is no open market for selling notes and adding the fact that the note is in default, I might have to discount the note if I wanted to get cash for it.

So my cash flow would be very difficult to achieve per my equity position on an acquisition today.The tougher to predict return is from appreciation.  

Hey Celine, from my understanding its very difficult to grow a portfolio of short term rentals using the BRRRR method as an out of state investor.

Putting that little down on a multifamily property will likely not work for most lenders (especially 5 units and up) with DSCR ratios being difficult with interest rates so high. 

I remember early in my career, years back, a friend of mine closed his very first multifamily deal in a part of Chicago that, at the time, was just staritng to buzz with interest.

The issue you will have is that finding out what a property actually rented for is difficult.

Third, you will almost certainly need to hire a STR management company if you buy internationally which often makes the numbers difficult.
