I have no clue how that would go but if you initiate the dialogue and have more-than-a-Zestimate-level-of-detail you could get out in front of it.Now, I'm going to sit back and grab some popcorn to see if the "I hate Zillow!"

As part of your screening you can ask the applicant how many people will be living at the property....If there are applicants that say just her and 2 kids and you have other applicants that say her and her 4 kids and their two puppies and maybe her man.....then common sense tells you who to continue the dialogue with because you know which families will be less wear and tear on your property.

But since everything is 2X what it was even 5 years ago, even a "big" reduction will still mean "big" increases for the seller over their buy price once there is an eventual sale.I don't have a crystal ball, I'm just watching specific submarkets in my market, and this is what I'm seeing.Interested in the continuing dialogue and others' thoughts.

Versus we are 15% and cannot manage in the grove. need way more data and dialogue to make a recommendation and even then, I would only advise u by running a revenue projection and THEN you could build out a proforma from there.
