His thought was OK we failed at rehabbing big time lets give them a brand new house.. well concept while OK.. the houses would have cost 80 to 100k to build but again he is not too bright.. those houses would only be worth what the comps are since there has not been a new construction in the area for 50 plus years.. so day one your new 80k house is worth only what an investor will pay for cash flow and in those areas this means not 80 to 100k the houses devalue 30 to 40% the day they are rented..

Given that the Fed has been raising rates and we are in a rising rate environment wouldn't that mathematically devalue multifamily properties as cap rates rise?

What you are seeing is a de-valuation of the dollar.When gold was around $1000 i made a bet with a friend that it would hit $1500 before it would go back to $750.

Thus, you could purchase at the devalued price, flip the flood zone designation, and gain all that NOI + property value.This particular property doesn't look like that would be possible... but we could also give you some additional insight and clarity on the risk going into a flood zone property.Super flip!

@Sam Josh Actually as it relates to the SF bay area the worse crash since the depression was NOT 08 it was 89 to 1991.you had 50% devaluation of real estate in many parts of the bay area SF included.. in 08 you only had 10 to 20% price roll back in SF and peninsula..
