@Douglas Gratz I am a recently retired builder...I used to build houses exactly like you are describing.

@Nathan Frost Let me pose this question to you: What is the upside to continuing to "grind" as you describe it?

I know people get ticky-tack with what is described, so i tell him that since it wasn't listed (and i changed that now) that I wouldn't charge him the pet fee.

Everything described seems to be OK until I see that eviction (from tenant ?). 

It is very hard to tell if we are getting paid all we are due. (3) I have been told they are more setup to handle extremely low-income areas, which doesn’t exactly describe the properties we have.They have been so unbelievably incompetent on the whole, it has made my wife and I consider just selling our properties and getting out.

I concur with Brian that the transaction you describe would be prohibited.
