Keeping a good tenant is golden and the possibility of them leaving from any increase and having a vacancy defeats the rent increase you impose.

Their boss was not a party to that.If you took the boss to small claims court over the check, at the very least, I'd think the tenant would have to be there also for their testimony which defeats the whole purpose of the tenant not wanting to be involved in the court system.

I know I could opt for doing much or most of the workmyself but that would defeat my goal of independence by unwittinglygetting into a second and less-enjoyable job, besides my current fulltime which I do still love.Pleaseexcuse the rant but today I feel very much down after several monthsof continuous highs, to the point that I am even reconsidering themess I might be getting into.
