Because of that, my whole strategy is optimized to spend as little time as possible on REI at this point (all I do is buying and oversight, trying to stay out of the day-to-day as much as possible). 

build to rent is great. they are an intermediary that help investors contract direct with turn key new build. they are pretty sophisticated we have sold a house so far and we are looking to sell other multifamily with them. there is a vetting process and as an intermediary they don't control construction they help vet builders and establish relationships. they have a big team. the other builder I've never heard of but unless you can see your house I wouldn't touch it. rent to retirement has a strict policy of 90 days until certificate of occupancy until they will send a deal out they are good at what they do and I'd recommend them. they have options all over the country and established relationships.

So if you discount a small amount to get rolling, that is something that can work, but don't want to stay low for long.You will start to get the dregs staying at your place and they can do some real damage to the place.

Hi Willie, I think it would be best to wait until you have more capital to put down for a multi-family property. 

I would like to start again but  accelerate and to get more doors I figure a small apartment building may be the way to go.

That goes up to 60 days if they have been there for more than 12 months and it goes to 90 days if they have been there for more than 24 months.
