I highly suggest against that and just doing one larger rent increase to $1000, but if you are only trying to do one unit at a time, make sure you don't try to make a drastic increase to all 4 tenants if you can't afford for all 4 of them to be out at once.I'd consider showing them some data on comparable rentals and let them know you are trying to improve the building by renovating the units.

If there's a hole, it may be a red flag.b) sensitivity analysis: I examine all the assumptions, and make sure I can live with the worst case scenarios.c) "Stall and see": if they are getting money over multiple years, and there is no penalty for investing later, I would usually wait so I get some real performance data, versus having to look at theoretical pro forma information.d) Recession stress test: I will not invest in anything, until I subject it to recession level stress and see if I can live with the result.

If its that hard to find comps, I would probably have them hire an appraiser because they can use less than ideal comps and better adjust for the differences and also have a methodology and rationale for how they chose the comps used and how they adjusted.
