I'm in the process of building my portfolio into the program but am concerned on it being a turn-key property accounting software.

I know someone recently who had a NY loan and they could not find a servicer to touch it because it was being self serviced - so they had no way of selling it as no investor would take on that risk.The other concern is usury laws.

One concern I have is knowing when and how I should go about refinancing an FHA loan.The reason for an FHA loan is because though I have enough for a down payment I am not ready to commit all of it.

So this is a concern I have.Also, I’m unsure of the timing of the sale of my vacant lots and the gap of time in between closing.

You don't want sketchy areas because you will get crappy tenants and smart females won't want to live there (too dangerous at night).

Like Greg mentioned, I would be concerned with his/her responsiveness while I was living there. 

The the transition was seamless and since I know the tenants already had to pass their screening process, I was not concerned about inheriting these tenants.

As far as the airport is concerned, the government just bought the land.

When you are small, there really isn't many concerns other than not knowing how to manage the properties properly.

I also have learned Memphis can be quite spotty (a dangerous block can be just a couple blocks from a good renting location so you really need a boots on the ground agent/team that you can trust).
