Poor rental payment history is a common cause for non renewal. 

Some people that my broker knows spent money on an attorney to draw up a contract who meant well but caused more harm than good.

But I have no problem actually paying them, cause I made so much money.  

Just cause the market is "red-hot" as you've said, doesn't mean people will over pay by 33%. 

There was a plumbing leak in the crawlspace under the house and is causing the high clay content soil to heave.....causing a 3-4 inch rise in the middle of the house flooring.   

So you don’t end up being the cause of frozen pipes.

Hello,One of my single family rentals that is outside of Atlanta, was heavily damage in a fire and most likely would require a full rebuild. 

I only invest in A and  B areas  that usually makes renting some what easy .Having rentals loaned out to the wazoo can cause a lot of stress on owners to rent out immediately  .If the market softens up winter etc...

most contracts your 5k is your liquidated damages in most contracts. .. so snag that fire the agent and find another buyer if 13k is that important to you.. for sure not worth hiring an attorney for.
