Up until about a couple years ago, they were still using "coupon books" for paying their mortgages. 

The seller's best hope is a newbie that doesn't know better comes along and shifts his problem onto themselves or a 1031 exchange buyer that has a lot of equity to place and doesn't mind clipping a coupon for the next 5 years buys it. 

Lowes has plentiful 10% off coupons and I can get an additional 10% off on top of that.

Plates purchased with coupons at a grocery store, State Farm coffee mugs, engraved advertising knives.......just may not set an impressive table.

We also do a change of address and have the mortgage coupons sent to our office.As for fully amortized seller financed deals, yes, there is a concern that they will not sign the reconveyance after the mortgage is paid off, but we will have to deal with that when the time comes.

I do wish they could automate the rent deposit instead of mailing the check with deposit coupon.
