Conversely, advertising a 4/3, beautiful single family home to single traveling nurses (a pretty price-aware demographic post-Covid) may not work as well.When I go on ff.com to see what is out there in my area, I too often see units that are marketed to "everyone".

I'll bite bc I love the STR market conversation - Mammoth Cave in KY, New River Gorge in WV, Hot Springs in AR, Nashville, IN (the town Nashville located in Indiana), and any major college town that you don't hate with a growing population and level 1 trauma center hospital. 

Those people do not have a CLUE how websites and conversions work.

Worth having a conversation about it with them to figure out what's going on. 

I actually have been in groups that have traveled to both and it seems to be Broken Bow has popped up in more conversations recently.
