If it's just a refi "screw it, throw that spaghetti at the wall, it's just a refi, no earnest money at risk, not at risk of losing a house, etc" - by contrast you have to error conservative on purchase preapproval scenarios, we need & collect 2 years of tax returns, even if sometimes we only need to actually use 1 year.
