One of the constants that I still see from when I first started on BP in early 2016 is the willingness of experienced ( some on this very thread ) folks in different aspects of real estate to try and help newbies and others with advice and perspective.I think it really is a testament to the fact that even though the investing environment has undergone many changes over those years the willingness to continue to help others has not changed.It helped me tremendously when I had to crash course on small MF ownership and I am grateful to all who helped with posts that they didn't even know that I had read and learned from.And yes the search function remains fairly useless and unchanged in that regard since then to the detriment of us all.

For example, I have repeatedly informed him of my very negative experience with ABC Capital Investments (still going on almost one year with no payments to show for it) and yet he continues to promote ABC Capital Investments in Baltimore and Philadelphia despite fully knowing that many people continue to have very bad experiences with them.

I don't know how to make this happen but the numbers work well, so I'm looking for creative advice/equity partners/private money/hard money  for how to make this happen, and then when my business sells I can pay back the loan and find financing at that point to continue the rehab.

It was a good moneymaker for me and I would love to continue short term renting.

Been slowly rehabbing my own primary residence and debating if I myself would want to rent it out or continue living in it.

Here are thoughts on building strong vendor relationships:1.Timely Payments: Pay vendors promptly upon completion of work to maintain goodwill and encourage continued collaboration.2.Fair Pricing: Negotiate competitive rates without undercutting the value of their services.

Hence, the search continues.

When you do a 1031 exchange, the next property you buy continues down the same depreciating term.
