You have to contend with a combination of novice investors buying at above market prices and the influx of investors to the city.

I'd contend it's not as easy as he claims.

Lots of great ideas and advice being shared here.Currently, it seems obvious that commercial is a strong contender for best way to achieve large monthy cashflow.  

This house with 100k+++ in Reno could make a strong contender if your rental numbers are correct  

While your focus on Cincinnati is great, there are other strong contenders in the Midwest.

We don't know much about the AirBnB or mid-term rental market in Fairfield County--just know it's a likely home contender in the next few years. 

I have also read a book on building tiny homes (which obviously is more complex than cottages due to weight / dimension restrictions but something we are considering due to potentially re-platting later if we can buy another property next to us)We've never built anything for scratch or ran utilities out and currently have to contend with only having a shared driveway (it's technically half on our property but goes into our neighbors backyard so they've been the ones to use it for years; there is no official easement but from what we looked up from their years of use it's kind of possession being 9/10ths of the law)Do you have experience building a backyard cottage / tiny home in Seattle?

We had a straight path to add value to there and a repositioning with the young/hip crowd, though we had lots of deferred maintenance to contend with.
