Not all investors have the experience or team to do the deal on their own, they need/want guidance to build their confidence so moving forward one day they can do it on their own. 

keep in mind all the fuel is now gone.. so wild fire will not be an issue going forward as long as folks do more of a desert style landscaping and dont plant things that burn like Eucalyptus as one poster mentioned those things go up like a roman candle at 4th of July.

not sure if you are familiar with basketball but it is alot like the spurs offense. meaning the system works if you trust the process. my uncle has everything set up. contractors, know how, experience, tenant screening. management. so i will integrate into his system and learn it to replicate it like Steve Kerr did for the WarriorsYes, I am - The Big Fundamental was a great power forward!

In this case, the interest rate could be a hurdle for some buyers, but there are a few strategies you can try to move the deal forward, especially if you’re considering a "Subject-To" exit strategy. 

figuring that if I track and work towards creating and "presenting" 250 specific deals to my clients.My Theory being: Tracking "deals presented" will pull forward the need to go search and find deals, and will also drive the deals closed and revenue numbers, so we shall see but logics out to me so I'm liking it so far.
