.- Freon leaks on units less then 5 years old- galvanized pipes in attics with pinhole leaks- cracked slabs (and all that goes with that repair from cracked tiles to cracked walls)- AC condensing unit stolen in vacant house- underground plumbing leaks- and the best one was a voltage surge in a house that burned out the transformer on the AC unit, and burned out the stove digital display, and ruined two outdoor mercury vapor lights.

I think Samantha means the split units with a wall unit and an exterior condenser that provides both heat and cool.

If the mold is because of condensation and was only present on the surface, a good wiping, treatment with paint (Kilz or Fosters) and a quick air sampling can easily resolve your concerns.

I look for cracked bricks/mortar on exterior, missing condenser, roof condition, yard, etc. 

The fact is some paces are "condensible" and replaceable.

Condensate drains from central AC might also have water in them.  

Is house goes vacant and within  a week is broken into and stripped of all appliances  Hvac copper condenser unit.

They are just condensed into two days instead now.

They had already called the power company 2 months ago, who came out and checked and told them that the condenser was icing up.
