I was on the phone with a BMO commercial mortgage guy this afternoon.

As we have 100+ year old trees on the property, as well as a pond and year round stream, I think it could also be used for a tiny-home or tiny-office (commercial) community, which would allow me to maintain control of my property long term and providing recurring revenue to me (my company). 

What type of property are looking to inspect (residential, commercial, distressed, etc.) and what is the intended use of the property?

on my commercial bank loans they generally  allow 20% of the loan pre paid in anyone year without penalty. but you do have to negotiate it .. and if you refi with the same lender early they waive it.. but again this is an up front negotiation at least with the banks I get commercial funding from

I buy commercial grade bed frames, couches, etc when possible.

When I moved the properties to an LLC, USAA informed me that they did not offer commercial insurance, so I had to move to another insurer. 

I'd like to keep my first deal relatively simple and therefore I'm focusing on 3-4 MF for now with aims to quickly advance into 5+ MF and commercial.
