I can either A) Attempt to get a loan with that amount of money, with a 32% DTI OR  B) Drop my combined DTI to 22% and having about $50K but this would mean waiting until 2029. 

I'm with @James Hamling, Democrats will probably attempt it. 

Do your research well in advance of attempting one and make sure you can afford to lose some money, especially on the first one.

I would be careful attempting the BRRRR method out of state to start.

Hi Christopher, yes, Kailua is beautiful and you are right about gov't attempt to limit STRs outside the resort zoned areas.  

Normally I attempt to structure the transactions utilizing an interest only 3-5 year ballon payment (balance due in full). 

In other words, attempts to bypass payroll taxes and gift/estate taxes.I'm not for ignoring the rules, especially when it takes so little to comply.

This is my first attempt at a BRRRR and need some help/suggestions for mortgage options.
