If I haven’t been in or my maintenance man hasn’t been in all the units in a building in over the course of the year I schedule a smoke detector/carbon monoxide detector check and have my maintenance man go in to test the units and scope things out.

If you put tenants in there and one of the 40+ year old heat exchangers has a crack in it, it can blow up, or kill your tenants from the carbon monoxide that seeps through the crack, into the supply air stream.

They even dusted every last slat of every blind on every window.You should make sure that all of the lights have working bulbs and, even more importantly, all of the smoke/carbon monoxide detectors are working.Also, it is a good idea to document the condition of the unit when you turn over the keys.

The inspection is not a big deal provided your property is being maintained.Typical things are peeling paint, inoperable windows, GFCI in the kitchen and bath no matter when it was built, handrails, smoke detectors, carbon monoxide detectors if applicable, etc.

Depending how long the previous tenant was there, replace carbons/smokes, furnace filter and (maybe) furnace cleaning, fire extinguisher, touch up paint/nail holes, fireplace cleaning (if applicable), dryer vent clean-out, if it's an older property possibly do a roto-rooter service of the main line.
