I work with a few hundred clients that have the money but don't have the time nor the effort to spend researching, purchasing, renovating and managing properties so that's why they reach out to me so it can be done passively. 

I attended my first and only seminar after doing a few hundred deals.  

The second thing we do is leaved some canned good in the cabinets just in case.The worse case is the same as the first but they lost power.  

Now, I have more than a hundred doors.

I don't mind lose a few hundred dollars a month.

We should be talking a couple too few hundred bucks, this isn't some giant cost worth creating a bad relation with tenant. 

You'll save a ton of time having the majority of the information you need in one place and you can sort and build property lists based on hundreds of factors.

Ive had 1 or 2 people call me about sending letters too close to the date of death but thats out of hundreds of letters i sent.

The kids can wreak havoc in a unit so more damage than the avg market-rate tenant. where I worked in Jackson ms and owned a few hundred section 8 houses.. the statistics for the amount of local residents on some sort of assistants is staggering..
