It was her fault (although accidental) & it needed immediate repair to prevent further damage from occurring (ie, pipe broken by shoving a metal storage rack into the sink cabinet). 

For example: If the contractor puts cabinets in, in the finish selected by the owner/investor and then the investor turns around after seeing the final product and says the finish isn't what they want now, well tough luck buddy, you chose it, you approved it, you own it.

My friend is currently a plumber and has the ability to do anything from create custom cabinets to building a deck from scratch, and everything in between.

In addition, we were living with a legacy refrigerator barely bigger than a dorm fridge, and in the last weeks of our renovation, we asked the contractor to remove some cabinets, redo a wall and install a bigger fridge.

For example, the deal we are working on right now we are replacing nearly everything (flooring, Air Conditioner, Electrical, Plumbing, windows, drywall, kitchen cabinets, full bathroom & the room has 20 years left). 

The market rental rate for the units (after repair) is 625/mo, this coming from another building across the street with equal sized, clean, painted, with newer cabinets   The tax assessed value is 72000.Unsure of repairs needed yet but if I guestimate 12/sf i'm looking at about 25000 (I'll verify this before bidding)Comparable sales do not reflect much due to the number of sfh surrounding the property.  

Once we started cleaning up the area I noticed that the area under the cabinets also has mold.
