as a flipper, with the participation of a wholesaler and a hard money lender, what actions should I take BEFORE I close and buy a house (tell me step by step please because i dont really understand the sequence of events) and also please tell me when to do due diligence to make sure how much does it cost to renovate the house and is it worth buying this house?

I have found I can lower this number if I rehabbed the property myself before I rent it vs buying a tenant occupied property.

I am interested in buying the house and renting it out. 

Parts of Garden City Beach are prone to flooding, so if you're buying a single-family house you'd definitely want Flood insurance. 

@Travis TimmonsI had the same reaction as you did, but I held off on posting since I don't yet invest in STRs (I'm all LTR so far, and looking into my first MTR).Buying an STR "to offset income" makes me nervous as well...

That is like walking into the store to buy juice that is for sale for $5 and paying them $7 for it because you want to pay more than what the juice is worth.

Also I feel buy and holds are harder to structure partnerships as its not that much money when split in between two people.

If you want to manage your own properties, I would highly recommend buying within an hour of your primary.
