As for your liability, I would make sure you insurance covers things like bodily harm done by animals, and also require your tenants to carry insurance that covers the same. 

The land it sits on can accommodate an additional building and I plan to erect a 6k SF metal building for commercial leasing. 

The more they print (all the gov't bailouts announced for banks/businesses, and the "stimulus" for citizens) and buy create new bonds that have to be paid by future tax dollars, the more I think we should all be buying precious metals/hard assets to protect from the raging inflation that will likely come.

I'm going long on precious metal mining stocks.

You could consider some private lending, multi-family or commercial real estate, or other non-real estate assets such as precious metals (a hedge with a small allocation only, of course) or digital currencies.

For instance, even if I had a tenant who met all of my criteria, looked good on paper, I'm not sure I am personally equipped with "sizing up" that person to understand whether he/she would give me problems in the future.
