They have been long-term tenants, and the prior landlord was apparently chasing the rent quite a bit. 

Not to mention if there is a premises liability claim amongst many other incidents that could arise at your property, the plaintiffs attorney will file their claim regardless of who the true owner is because it’s the insurance money they are chasing. 

Someone who care's about what there doing and not just chasing the $'s.

We no longer have "ambulance-chasing" lawyers who can sue insurance companies for anything. 21 years monitoring it! 

The other big issue about being an "investor-friendly" agent is that investors expect the agent to chase their tail by driving around looking at every potential home the investor sees on Zillow and then make a bajillion low-ball offers for them "just to see if they stick".

And I feel like I’m not chasing them around for rent. 

We're looking to start investing in Florida with a motivation of snow-birding at some point. 

I loved the mirror hotel idea, however I don't want the very exotic birds on the land flying into a fixture like that.

Remember, no system is perfect, so avoid the temptation of constantly chasing after the next shiny object.

Plus, it gets people coming to you looking to sell their house instead of you chasing them.
