Hello everybody, I'm relatively new to real estate investing and have found a spec builder who is willing to let me take over his mortgage/note on the home with some cash flow for himself.

When we do spec flips, we usually aim for sturdy long lasting upgrades with a little bling here and there, or nice ROI potential in the sales price, to make the house stand out from the others on the market.

We now have a lock box with a key inside attached to the gas meter, just in case the batteries fail.

This is doing all the correct due diligence on the home and  the area to make sure that it meets the specs of what you are looking for.
