The dilemma is that the place is old and awkward, I have to work around 2 foot thick stone walls and as it stands my master will have a full bath directly across from it in a hallway that attaches to the living room.

Some months I'll have $3,800 in cash flow; that is cash flow strictly from my current job after expenses.I've been listening to Bigger Pockets YouTube Videos, as well as VIPFinancialEd, and Rent LIke A Prop for the past eight months.I've been taking notes and what others have done, and now I'm about to make it happen myself.Any and all advice would be appreciated.I look forward to joining the rest of you on this journey to financial independence...even if I happen to be a late bloomer taking an awkward and difficult path to getting there.Cheers,"Makiing it happen" Matt

WIth that said, the risk in this is far greater than the reward... look at it like this:Best Case: She gets a job, stays continues to pay rent through next contrat... maybe renewal.Most Realistic: She takes reduced rent and hopes to get a new job, it may or may not work out but it's awkward for everyone trying to make up extra rent.

@Will Parker I read his book (Never Split the Difference) a few months ago, and it was a real game changer.TL;DR:  I used the 65%/85%/95%/100% increasing offer tactic, huge amounts of tactical empathy and I refused to speak first whenever possible (yes, I had to embrace the power of the awkward silence)For this deal, I made it a point not to speak first.
