@Paul Choi, I'm not saying they are considered equally because you are correct they have different attributes.

I like your perspective on finding someone with a similar lifestyle and similar spiritual attributes.

As a signatory (colloquially: co-signor) a parent is a tenant, with all the attributable rights: access, requests for repairs/enhancement/etc; the right to pick-up the phone and consume your time.  

Several of my peers who did the same thing have serious health problems which I attribute to their lack of sleep for more years than I went through. 

You can also market your property in different ways by highlighting attributes that make it stand out for the competition - gym, dog park, covered parking, proximity to school/retail/business/highway. 

In that case, any net loss attributable to that portion of the home would be deductible as a rental (passive) loss, rather than being subject to the vacation home limitations.Let me know if you disagree.
