Please give me some advice on the best approach?

There are so many ways to approach this model, from buying existing, to retrofitting homes, to building new.

The property has been in excellent condition since it was built two years ago, and I’ve lived there myself without experiencing any similar issues.The lease is a standard Texas lease, and I’m seeking advice on how to approach this situation fairly.

If you’re patient, saving up for another year is the least risky approach and gives you time to research the right deal.

Approaching it like that would also automatically set an expectation for the owner to pay maintenance expenses. 

This approach saves you time and effort while keeping you in compliance.

Stop hanging out with your deadbeat buddies who spend all day drinking, talking sports, and otherwise wasting away.

Reaching out and asking about it gives them a chance to explain and shows that you’re approachable but serious about rent being paid in full.After that, check your lease agreement to see what it says about late or partial payments.

Rather than continue this agonizing trial-by-error approach, I would appreciate if someone would please refer me to the specific bank branch and bank manager that set up your LLC checking account for you so that I can give them a call.  

It’s reassuring to know there’s a supportive community of experienced investors willing to share their hard-earned lessons.I’ve taken a ton of notes and feel much more prepared to move forward with a smarter, more intentional approach.
