After taking off an entire day from work to help someone understand that they need to do the math to figure which potential property will be best for them I often hear the words, "I don't have the time to do the math and we (my wife and I) are busy all the time and we are not really interested in buying another property", or something really aggravating that makes me know their head is full of lead.Cashflow can be very critical for investors, but if people refuse to do the math to look at all the avenues then they will never have the ability to jump on a serious money-making property.

So even if you FSBO it, there's a good chance you will have a Realtor asking you for a buyer side commission AND have to deal with all of the aggravation involved in selling (marketing, paperwork, inspections, etc).Either you don't think your time is worth a couple of grand and would rather trip over dollars to save a penny or this is a veiled attempt at marketing a property on BP outside of the Marketplace and should be flagged.List it already.

And pine needles get through anything;The roots infiltrate sewer lines or septic field lines;Branches fall and do damage to fences, wires, houses;Trees too close to the house give access to roofs and attics to pests and burglars;Trimming and cutting them down later is crazy expensive (figure on at/close to a grand per large tree if they have to come down);Renters suck at cutting the grass around them, either scarring them up with a weedeater or leaving the grass 10 feet high;Renters suck at cleaning up the branches and bringing them to the curb for pickup;Renters suck at cleaning up the leaves in the fall, which then smothers and kills the lawn;Any structure anywhere near the tree will have sap on it and later mildew from the sap and need frequent cleaning;Trees are a huge contributor to pollen which can aggravate people's allergies.So there's my 10 reasons to skip the tree.

The part that's most aggravating is that she told us that since the property was winterized, we would have to pay their subcontractor to dewinterize and then rewinterize the property ($1000 total for both units) to conduct our inspections, but we obviously would not have been able to dewinterize pipes she knew were broken.
