Has anyone seen data/reports on which platforms prospective tenants gravitate to the most?

@Bracken Bjorn The answer is in the local data...and the data might look differently to you than someone else...it's really about your goals, tolerance for risk, available resources, and personal preference...

An 800 credit score it achievable as I have had one for years but I will say maintaining it while doing real estate has been a challenge only because when taking out mortgages they show up as hard inquires which impacts your score.Number one thing is to not miss or be late on any payments. 

I am still looking through the data so hopefully I will have some more.

If i can invest it and make a significant better return after tax than paying it down I would do that but in this instance you will never be able to achieve returns that match credit card debt.

This would be ideal in terms of cash flow (after a few years) and equity appreciation since you'd be achieving tremendous returns on limited equity in the form of appreciation, principal paydown and tax benefits aside from only cash flow. 

She has a higher FICO score but full of eviction records which I was aware after she moved in and was late for the first time by using another public data source.

Data point: we have a long-term rental in a popular STR neighborhood listed through Zillow right now.Every person who writes asking to do some sort of arbitrage is blocked by the Zillow platform.I don't even have to say "no thank you anymore."  

It's good to look at data and then your lifestyle, time, and energy to find the greatest city to invest.
