Going through and underwriting a couple of SFH BRRR opportunities I've came across in the Indianapolis MSA, specifically Marion County. 

This is how I got started actually in LA county.

Actually I do have  the comparables since every year I have fought with the county to lower my property taxes :)!

I would make sure your bedroom count is the same, and baths within a half bath.

Those lists can only be obtained directly through the city or county.

The only caution was they had to wait for the sale to be recorded so the county could tell them I really did own the property.

I live in orange county Ca and we have the same issue.

Let us use an example:Average 3/2 pool home in Pinellas County within 10 mins to the beach, $3000-3500 per month rent.

At this stage I do not know if responsibility for necessary termite infestation treatment is determined purely by the articles of association and other incorporation documents of the HOA or are the HOA directors in direct breach of any Broward County, Florida State or Federal laws in not doing anything about the ( apparently widespread ) termite problem in the community ?
