it’s certainly more difficult to find and negotiate however I don’t have much exposure   And little at risk capital   Ultimately it’s more enjoyable to me   

But ultimately, there's one thing that rates can't fix - supply and demand.There simply aren't enough houses for the number of buyers that want them. 

Look for long time operators, ideally that survived the Great Recession.  

They need to pay for it which will ultimately result in a feud I feel like…which I tend to always try to prevent. 

And that is the ultimate in being self employed and its cool when folks can pull that off..

Ultimately this is a risk associated with purchasing a property where both adjacent buildings have been demolished.

My ultimate goal is to build a real estate portfolio that provides financial freedom, something I can manage passively on the side until it eventually surpasses my 9-to-5 income.Thanks everyone!

There is also a lot of risk in the job as an agent, we often work with clients for months who ultimately decide against buying or selling and we never get paid anything.
