I too am trying to find  my first duplex to live in on one side and rent out the other side but I am finding it hard to find any areas that I would feel safe in where cost for a duplex is < $350KAlso not sure if the duplex is already fixed up or not, but couldn’t you do some cosmetic touch ups to gain some equity?

I was planning on remodeling the kitchen (add an island, add a stove vent, change the countertops, touch up the cabinets), demo and move the internal wall of an office space and make it into a 3rd bedroom, and maybe update the flooring.This might be more of a question for a CPA that is also an RE investor but please let me know if you have some insight on this situation.

So there is room for some good equity if I can get it purchased and fixed for a reasonable price.I have a new offer in at 300k instead of 400k, tho its not been accepted yet (the former offer was based off the realtor saying that only minor touchups were needed, which is anything but the truth.

With that said, I have seen some investors approach the deal as a wholesaler would, find a below-market deal or motivated seller to get the property under contract at a discount, and then just get a handyman in to get the property into "liveable condition", touch up paint, make sure everything is functional, do an intense cleaning, and then re-list the property for a small profit after closing costs etc, maybe using a flat rate listing service.
