IMHO, if measure T passes it will devastate the south shore economy.

The southside (South Shore, Hyde Park, Woodlawn, Washington Park) is still the best market for higher cap rates (cash flow).   

(not counting our Home Depot credit that is temporary and will be paid off in a few months).

I will have to register as a contractor though but I intend to do that anyway to be able to pull permits, I intend to do some of the work myself and/or by hiring temporary workers, I have a guy who can remodel a bathroom in about 2 weeks at at a rate of $15/hour for a labor total of $1200, try to get this rate from a contractor.  

Can anyone recommend a contractor licensed for 203k loans in the south shore Massachusetts area?

In the towns close to Boston, it's very unlikely that you'll get close to 1%.My advice is to look in Plymouth, Wareham, Brockton, Kingston, Pembroke and Marshfield on the South Shore.  

@Ricky Si  what you don't realize is that west coast and east coast title searchs are 180 degrees different from each other.on the west coast most of the big title companies their title plant has been moved off shore and its all digitized.title reports on those states are still done by hand and in person ergo you have to pay for them.you can do some work yourself but its not west coast process by any means.
