EB is great source of renters with solid incomes and I have found that our EB renters seem to prefer our listings in Groton being closer to EB and in some cases walking distance.

Has anyone did a DSCR with the company the Mortgage Source?

There is a relationship team sourcing deals, then due diligence teams to perform DD, and ultimately investment committee meetings and sign off.  

What are the best sources for atractive durable furnishings that minimize life cycle cost.2. 

Certainly consuming information via different sources (books/podcasts/etc.) is important but also taking action on those things you learn.  

Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

And 2) Filling bedrooms faster, we have a good lead source but its at the rate of 4 tenants a month. 1 home a month just isn't quick enough for me!  

So we get them from all sources  MLS  courthouse steps  and of course wholesalers..
