So, you can either accept negative cashflow for 3-5 years or switch to investing in Class B & C properties.I have seen some D properties 30-45min from my area that barely pencil out but the risk is actually getting tenant to pay so I don't dive into those but agree with what you're saying.

You raise some great points - considering I've barely just begun my investing career, I should really just focus on finding deals within my own province (if not my hometown) instead of crossing the border to find properties and deal with even more unknowns and variables.

So I barely moved out to Colorado always wanted to start in real estate i opened my business and everything and trying to get a duplex and rent both units out but have no money I was thinking maybe a loan cause I did get approved for up to 100k but was also thinking of maybe a private money loan but need a couple of other opinions.

I've never dealt with Septic in a park, but plenty of experience on SFHs.My advise would be 1) Find out the age of the tanks 2) Find out the material they are made of (concrete or plastic) 3) Same for leach fields.Reasons being: Old concrete tanks are far more vulnerable and likely to fail soon....the newer plastic tanks will most likely cause you no problems for a long time.So if I personally were to find out that these tanks were all plastic, and <10 yrs old, I would barely even worry about this.
