Over the last 6-7 months, I’ve been doing my best to “get smart” on real estate investing, starting off with Rich Dad principles, which led to Rich Dad Advisor (McElroy, Sutton, etc.) audiobooks, which led to BP podcasts and doing YT research on tax benefits…I’m feel ready to take action and start putting everything into practice but still not certain which method is best for my first investment property.

Be wary of any of the courses that profess to teach you the secrets of getting rich in real estate and in fact, the only ones getting rich are the ones selling the courses.

I'm not one of those super-rich all-cash investors, I would have to leverage and lenders require insurance, no? 

They also have a very rich donor as well as others.The properties in the area typically did not appreciate well - they did cash flow however.Since C19, prices have jumped significantly.

@Chris Rich this is very well stated.

They don't market their particular niche as a get rich quick, an anyone with our training can do it, or an "it's simple and easy" formula; instead they acknowledge potential legal issues, the financial limits of the sub to financing, and the need for state specific legal advice.Maybe I'm way off....but to me these guys seem legit. 

What's your formula for knowing when to sell and becoming 'asset rich, cash richer'?

A wise investor will not try to get rich quick with shortcuts.
